Terms and Conditions
By making your reservation and paying the first payment you agree to these Terms and Conditions.
PAYMENT
The Rental Fees must be paid according to Payment plan below for the reservation to be valid. If payment is not made in time the host have the right to cancel the reservation.
First Payment - 30% of total Rental Fee - Pay at time of booking to make reservation.
Final Payment - 70% of total Rental Fee - Pay 30 days before arrival.
Safety Deposit - 2000SEK - Amount will be reserved on your account 7 days before arrival. It will be released 2 days after check-out when host have checked to accomodation. See more info below.
CANCELLATION POLICY
• 100% refund of total Rental Fee for cancellations made at least 30 days before planned check-in.
• 50% refund of total Rental Fee for cancellations made between 14 and 30 days before planned check-in.
• No Refund for cancellations made later than 14 days before planned check-in.
Any transaction fees/exchange rates that may apply from other part is not refundable.
A cancellation fee of SEK 500 will not be refunded.
COMPLIANCE & BREACH OF TERMS
Signing guest is responsible for ensuring that other guests in the same party receive these Terms and conditions. Guests can, in breach of this Terms be denied access to the accomodation by the host, without notice or reasons provided and without refund of any rental fees paid. The host and Manager reserve the right to fully or partly keep the deposit if any of the rules in the Terms & Conditions are not followed by the Guest and his party. The host and Manager also reserve the right to terminate permission to occupy and to evict from the Vacation Rental if any of the rules in the Terms & Conditions are not followed by the Guest and his party.

We do not offer any payback if we can´t offer any of the extra services.
ELECTRICITY, WATER & HEATING
We disclaim responsibility for the availability of electricity or water in the event of a shutdown beyond our control. No rent reduction is paid in these cases.
The guest pay for the electricity used during their stay. The host measures the electricity used and the guest pays before check-out. The price is calculated by the host based on the price for electricity.
GUESTS AND VISITORS
Guests and visitors are allowed only up to the maximum people specified in the description and house rules. Signing Guest are responsible that visitors are complicit with these Terms. Signing guest minimum age is 25 years old.
Any additional visitors must be approved in advance of the Host.
NOISE
Please consider neighbours.
Silent hours are from 23.00 in the evening to 7.00 in the morning - no noise reaching outside the house is accepted.
Events and other gatherings are possible as long as they comply with the Terms and at the maximum of people specified in the house rules.
WASTE & RECYCLING
Please handle garbage carefully and according to the Terms.
• Combustible Waste in the black Bin. Max 100 litre / stay = Full bin. Do not overfill.
• Food Waste in brown bags and then in Garden Compost.
• Glass, metal, recycle bottles you bring by your self to Recycle Station. You are not allowed to leave glass and metal at the property.
SECURITY
Any time Guests leave the accomodation, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.
SAUNA
Sauna can be added for a fee. The sauna may only be used between 7.00 and 22.00. For safety reasons, it is not permitted to use any glassware in or around the sauna area. It is the Guests responsibility to remove visible debris in and around the sauna after every day use. The Sauna should look clean at check-out.
SMOKING
Smoking is not permitted inside or outside close to the accomodation.
Cigarette butts must be disposed of properly and not thrown on property grounds.
If the accommodation smells of smoke from cigarettes or similar, the host has the right to charge an additional SEK 5 000 from the guest.
PETS
Pets may be allowed if you ask the host. Extra fee for pets are mandatory. Quiet hours also apply to pets. The guest is responsible for pets not barking during quiet hours, making noise, running loose or leaving feces on the plot. If there is any damage to the accomodation due to pets, the host has the right to charge up to an additional SEK 5 000 from the guest.
DAMAGE & BREAKAGE
Any Damages or Breakages must be reported to the Host as soon as reasonably practicable.
To avoid Damages and Breakages, no furniture is to be moved from one space to another without prior agreement. This also applies to outdoor furniture. The host can use the safety deposit to pay for any damage occured during the stay.
CHECK-IN DAY
If you find the cleaning insufficient or if you find anything broken when you arrive to the house you can make a complain about this until the end of the day (23.59). After the check-in day we can not take complaints about the cleaning or any damage into consideration.
CHECK-OUT DAY
Make sure:
- All furniture inside and outside are at the same place as at check-in.
- All additional items, not belong to the accomodation, is removed.
- All your items in the fridge, freezer and pantry is removed.
- All Waste are removed according to the House Manual. Maximum of 100 litre waste in the bin. Glass and metal the guest bring to the recycle station. Do not overfill or place trash next to bin.
- Wash up the dishes
- All windows and doors are closed/locked to maintain security and prevent rain and water damage.
- All lights, air conditioning, fans, electronics such as televisions are switched off.
- All keys are placed in the lock-box.
If the house is not left in order, is left abnormally soiled or garbage has not been handled according to the house manual, the guest will be charged SEK 1500 so that we can take care of it.
LATE CHECK-OUT
If you need to check out late, you are welcome to ask in advance and we will try to solve it. Late check-out at least 30 minutes will otherwise be charged at SEK 750 and late check-out of 2 hours or more will be charged at SEK 2,500 plus costs incurred for the next guest as a consequence of the late check-out. This is only a cost for late check-out. It does not entitle the guest to accommodation after check-out time.
CLEANING
If final cleaning is not added and payed for the guest must clean and leave the house in very good and clean condition. The guest should follow the house manual to make the cleaning. The host or manager reserve the right to fully or partly keep the deposit if needed to complete the cleaning.
FORCE MAJEURE
If the host is prevented or substantially restricted in the performance of his obligations under the agreement due to force majeure and/or similar circumstances, including but not limited to wars, natural disasters, emission, disasters, weather conditions, epidemics, pandemics, quarantines, closures or limits geographical areas, rationing, traffic conditions, strikes, lockouts, and regardless of whether any of these force majeure events were foreseeable at the time of booking, the host is entitled to cancel the contract without being responsible for not having fulfilled its obligations under the agreement. The host has the right to retain the payments made by the guest if force majeure and/or other extraordinary circumstances exist.
