To continue to offer my house as a comfortable and safe place for my guests I have the following house rules.

- Only the person who has made reservation or has been added to the booking may check in.

- If there are any complaints about cleaning, it must be done on the day of arrival no later than midnight. We can not take into account complaints about cleaning later. Following any type of complaint the host or a person appointed by the host has the right to enter the accommodation to solve the problem.

- If any damage occurs or if something breaks, this must be reported to the host as soon as possible.

- No additional guests than specified at the time of booking are allowed without the host's approval.

- No noise (music or disturbing sounds) between 23.00 and 7.00 (quiet hours). Please respect my neighbors.

- Smoking is NOT allowed in the house (including e-cigarettes), on the terrace or outdoors near the house. Costs for cleaning and costs for moving the next guest are charged in case of violations.

- Pets are allowed IF notified at reservation. Extra fee for pets are SEK150/day/pet or SEK750/stay/pet. Quiet hours also apply to pets. The guest is responsible for pets not barking during quite hours, making noise, running loose or leaving feces on the plot. Costs for cleaning and costs for moving the next guest are charged in case of violations.

- We disclaim responsibility for providing additional services (eg sheets, towels, sauna) during your stay. We do not offer any rent deductions if any service that is not included in the rent is not available during your stay.

- We disclaim responsibility for the availability of electricity or water in the event of a shutdown beyond our control. No rent reduction is paid in these cases.

- The guest pay for the electricity used during their stay. The host measures the electricity used and the guest pays before check-out. The price is calculated by the host based on the price for electricity.

- When you leave the accommodation, it must always be locked and lights and other electrical items must be turned off. Never leave burning candles or burning wood stoves.

- When checking out, the house must always be left in order. All furniture both indoors and outdoors must be at the place where they were at check-in. Dishes must be washed and rubbish must be sorted according to the house manual. Max. 100 liters of garbage. Do not overfill. If the house is not left in order, is left abnormally soiled or garbage has not been handled according to the house manual, the guest will be charged SEK 1500 so that we can take care of it.

- If you want a late check-out, you are welcome to ask in advance and we will try to solve it for you. Late check-out of at least 30 minutes will otherwise be charged 750 SEK and late check-out of 2 hours or more will be charged 2500 SEK plus costs for moving the next guest as a result of late check-out. This is only the fee of the late check-out. It does not entitle the guest to the accommodation after the check-out time.

- If the house rules are not followed, the reservation/booking of the accommodation will be terminated without refund to the guest. The guest must then leave the accommodation immediately.

Please remember it is a home and not a hotel and leave it in good condition. Thank you!

The space

The house interior design offer a rustic, light country style. There is a huge terrace and several patios around the accommodation for both morning sun and evening sun.

The fully equipped kitchen is modern with a kitchen island and spacious living areas that invite to socializing and cooking. There is a dining room with a cozy wood stove and a large glazed porch with another dining table. The ground floor is perfect for the big family to socialize and spend time together.

The living room upstairs is also a great place to socialize in front of stunning sea view and a balcony. Here you can also have some TV-time with an AndroidTV with streaming services.

The house offer 4 separate bed rooms. One separate bedroom on the ground floor with double bed with comfortable Wellpur mattresses as well as comfortable pillows and duvets. Adjacent to the bedroom is a large bathroom with shower. Enjoy the seaview first thing in the morning from your bed!

The second floor offer another three separate bed rooms. One large bedroom with double bed with comfortable Wellpur mattresses as well as comfortable pillows and duvets. This bedroom has it´s own balcony. Another two bedrooms with two single beds in each room. All with Wellpur matresses. Adjacent to the bedrooms of the second floor is a small toilet.

The nice garden offers cozy seating areas to hang out at and a lot of different kind of trees and plants. Large coal grill for great barbecue evenings, beautiful and relaxing sauna with stunning views, a cold bath tub, outdoor shower, sun loungers and a big lawn. The private part of the garden is quite big and secluded. There is even more space around that are shared with a small cottage. There is a lot of space between the house and cottage and you have your own private part. You can easily find both morning sun and evening sun and of course sun chairs to relax in. All around are pastures and meadows and beyond them you look straight out over the sea.

ELECTRICITY & HEATING
The guest pay for electricity. The host measures the electricity used and the guest pays before check-out. The house is mainly heated by an effective heat pump. The house also has an effective wood stove (camin) that easily heats the ground floor and also heats to an acceptable temperature of the 2nd floor in wintertime. In summertime there is no need for heating and neither cooling - normally from 1st of May until 30th of September.

Neighborhood overview

This house is located in the fantastic Blekinge's Eastern archipelago - Sweden's sunniest archipelago! Karlskrona has been designated a World Heritage Site and in addition to wonderful nature, there are many historical places to visit.

The house is in a quiet area that are popular for it´s ecological food shops along a beautiful coast road. Lush forests to walk in and lovely beaches to swim at. It´s only 800m to a shallow, child-friendly, fantastic little hidden sandy beach. There is a slightly larger beach 1km away and if you want to swim in fresh water you will find a lake a few km away with clear fine water and lovely sand. The fishing opportunities are great in the area and it is possible to rent a boat and even a fishing guide in the area.

We always share our guidebook with our guests where you will find our best tips on places worth visiting in the area. You are also always welcome to contact us for more recommendations!

Getting around

- Parking at the accommodation.
- Go by car 8 km to Jämjö center. Ica Supermarket (6.00-23.00)
- Go by car 13 km to Kristianopel.
- Go by car 27 km to Karlskrona city center.
- Go by car 72 km to Kalmar city center.
- Archipelago traffic from "Yttre Park" that takes you further out into the archipelago or to Karlskrona center.
- Bus connection, Line 122, 10m to the bus stop. Just 3 stops/day.
